Our tour guide David Rizzio (James) was HYSTERICAL!!! The tour was so funny while also pretty spooky! He had us laughing the entire time, sometimes to the point with tears in our eyes. This was the highlight of our entire trip. If you’re considering a night tour, we highly highly highly recommend this one, especially if you’re looking for something a bit raunchy.

Really funny immersive tour guide. Very interesting spooky experience. Favourite part was definitely the underground volts - very creepy. Fun experience if you want to see the eerie side of Edinburgh 👻

Itinerary

Greet your guide, dressed in period costume, at a central Edinburgh location in the dead of night. Immediately, your master storyteller will launch into chilling tales of Edinburgh’s dark past.

Follow your guide through shadow-shrouded wynds (narrow streets between houses) on your way to a graveyard famous for numerous ghost sightings. Weave your way between headstones and hear terrifying tales of the restless souls that reside here.

Next, descend to underground vaults beneath the city; in the dimmed light, you’ll step tentatively through narrow passageways while listening to tales of torture, murder, body-snatching, and more—all while keeping your eyes peeled for disembodied specters.

After plenty of frights, ascend from the vaults, return to your original departure point, and bid your guide farewell.

You might see or feel spirits. The tour is informative, our guide had a really good sense of humour.

Rip Off!!

Tommy_S, Jan 2026
It was a pathetic the tour the guide rushed the whole time you could barley here him on top of his heavy accent!! The underground if you even want to call it that was a staircase that led underneath a shop that had like 3 rooms then he takes you back up and your done… For 28 pounds per person Viator is ripping people off!!!! This was the last thing I chose to spend my money on in Scotland and regret not just freezing my butt off and riding the giant swing!!!! FYI I have used this company before in Spain and felt I got my money worth just don’t do this crap tour in Edinburgh!!!

Response from Host, Jan 2026

This customer never went on our tour. The extreme paranormal tour has the hoghest ticket price of GBP 21 per person. We would never charge GBP 28 per person. And he was lead by our very best guide who gains only 5 star reviews.

This is a great and spooky way to discover Edinburgh's darker past. Make sure you bring a coat - it gets cold!

Disappointing

SaraMaria_C, Dec 2025
The tour was not that “extreme”, and the group was to big which made it more difficult to hear what the guide was saying. The guide was nice, but we had a hard time understanding him. He even mentioned (maybe as a joke) that it was “too bad” if we could not understand him.

This was a fun tour. It was a dark and rainy night, so it really added to the ambiance. Wear non slip shoes! Our guide was entertaining and knowledgeable.

Disgraceful Guide

Paul_D, Oct 2025
Disgraceful tour guide dismissed us when we arrived when I asked if it was the right tour. Waved his hand at us and told us to see the boss and follow us on. Heard him ask if you have any questions just ask me 😠😠😠

Great fun. Really informative. You need comfy shoes as lots of walking. James Douglas you are a legend.

Evan_Z, Sep 2025
Mildly amusing at best. Nothing scary exciting or paranormal. Every tour all day long was sold out, passed by lots of other tour groups as well. All full --- but what is everyone doing or seeing or getting out of this? I don't know.... A mildly entertaining hour of stories, nothing more. We stopped infront of three doorways that would have been a cool entrance to the vaults below but walked passed each and instead entered through a random door on a busy street beside a pizza place. And when we emerged that's where the tour ended....

Good history lesson

Disappointing

Juan_V, Sep 2025
the experience was entirely misrepresented and did not meet the expectations set by its description. The tour was marketed and presented as a paranormal/ghost experience, one that would immerse participants in authentic stories, eerie history, and a sense of the unexplained. What I received, however, was a staged performance that felt more like a comedic skit than a serious exploration of Edinburgh’s haunted history. The guide, who portrayed himself as a character named “John Knox,” spent the majority of the time in exaggerated acting rather than providing historical accuracy or genuine ghost stories. From the very beginning, the performance felt more like theater than a paranormal or storytelling experience. I came into this tour anticipating ghost stories based on Edinburgh’s history — tales of haunted closes, supernatural legends, or accounts tied to specific locations. Instead, what was delivered was satire and theatrical improvisation, which was never made clear in the advertising. This left me and others in my group feeling deceived. We signed up expecting ghostly narratives and chilling anecdotes rooted in the city’s past. Edinburgh is known worldwide for its authentic ghost tours, many of which present researched tales from history and folklore. This tour did not do that. Instead, we were met with dramatic overacting, exaggerated character play, and material that could not be taken seriously. While there is nothing wrong with theatrical entertainment when that is what is advertised, it is misleading to sell this tour as a ghost/paranormal experience when it was, in fact, pure performance. The “paranormal” aspect was essentially nonexistent. At no point did I feel immersed in a ghost tour; instead, I felt as though I was watching an actor put on a role

Response from Host, Sep 2025

Wow, this is some review. The paranormal is something apart from the normal and it takes each person to determine what that may be. John Knox is our most expert guide and very competent indeed. You got the best, sorry to hear that you were disappointed, but that is your personal statement.

It's just banter and laughs not scary and swearing and not much info. Not worth the money and just a walk

Extreme Paranormal Tour on 29th August. How could you give us such a review for one of our very best guides who scores so many 5 star reviews? This guide has been with us for over 5 years and is very experienced indeed.

Vivian_N, Aug 2025
The people who wrote bad reviews because they didn't actually experience something paranormal are silly. Yes, it is unlikely that you will experience something paranormal on this trip, but it is entertaining, insightful, and makes you think about how horrific history can be.

Hard to find.

Rebecca_Y, Jul 2025
The operators don’t reply to you when you message them and are hard to contact. Don’t book unless you know you can easily find where the tour begins. Tried to find our way and was a little bit late because of this and then attempted to find the tour guide and got even more lost. Rather annoyed.

We thought it would be more about the paranormal and be more under ground but we still had a good time

Lafayette is better than Casper.

Brendan_S, Jul 2025
Absolutely amazing interactive experience with bumps, chills & thrills. My guy Lafayette brings down the house with his near perfect performance. The only thing missing was him disappearing into thin air or dissolving into oblivion at the conclusion of our amazing tour. Thank you for making my night. Live always Australia 💜

You should not miss the Good Doctor Knox!

Jacqueline_D, Jul 2025
This is definitely a can’t miss tour! Especially after a couple drinks. The good Doctor guided us through haunted Edinburgh, complete with history, ghostly tales, hilarious and snarky commentary. We absolutely loved it- definitely a must do if you are in Edinburgh.

A must in Edinburgh

We found this tour silly. Could’ve been done better. Wasn’t scary at all. Left before the end of the tour.

Response from Host, May 2025

We are very sorry to hear that you did not enjoy your experience. There 24 people on your tour.

Definitely go and request Rat!

Cassandra_S, May 2025
Raticus was the most entertaining and authentic tour guide I’ve ever had. The tour was spooky, informative, and hilarious.

Spooky and fun

Katie_F, Apr 2025
We went on April 9th at 9:15pm. I don’t remember our guide’s name, but he was such a good story teller! It made the whole experience better. It was so fun.

Ghost vibe.

Tittim_L, Apr 2025
The tour was spooky and interesting with some light humour. The atmosphere was paranormal. Out host Robbie told us interesting stories about the history and paranormal activities of the places we visited. I enjoyed the atmosphere, thanks.

A bit meh

Karyn_D, Mar 2025
It's ok for the price but it definitely wasn't scary or anything. I wouldn't recommend to others....
